Painters in Avon Lake, Ohio

White porch columns and gable trim with a black front door

Avon Lake is our next-door neighbor, just north of the office. We've painted Craftsman trim, cedar siding, stair rails and bathrooms here, each with a fixed written price before we start.

  • Fixed written price.
  • Balance after the final walkthrough.
  • Our own W-2 painters, no subcontractors.
  • Total-Care on every job: two years of touch-ups.

How the price works

What we see in Avon Lake homes

Avon Lake is right next door, and a lot of what we do here is outside: Craftsman trim and porch columns, and cedar siding that has to stand up to the lake. On cedar, we replace the boards that have gone soft before we restain, so new stain isn't covering rot.

Inside, it's the two-story rooms: stair rails and loft railings, great-room ceilings with old water stains, and bathrooms that need paint that wipes clean.

What we paint

How your price works

  1. Step 1: Estimate visit

We come to your house and look at the job with you. Bring your partner if they're part of the decision.

  2. Step 2: Fixed written price

You get a fixed written price before we start. Your deposit covers materials, and you get a receipt for it.

  3. Step 3: The work

The work on your written price is done by our own W-2 painters, and we aim to leave the place cleaner than we found it.

  4. Step 4: Final walkthrough

There's a punch list on every job, and we walk the project with you at the end. Then you pay the balance. Total-Care includes touch-ups for your first two years.

Avon Lake painting questions

Does living near Lake Erie change how you paint an exterior?

It can. Homes closer to the lake usually see more wind-driven moisture and sun on the north and west sides. We check those walls closely during the estimate visit and adjust preparation, primer and product choices so the finish is built for that exposure.

How can I tell if my Avon Lake home needs repainting or just a wash?

Rub your hand on the siding. If it comes away chalky, the paint is breaking down. Peeling, cracking, bare wood, and gaps in the caulk around windows and trim also mean it is time. If the paint is sound and just dirty or a little mildewed, a proper cleaning may buy you more time. We will tell you which it is during the estimate visit.

How often does an exterior in Avon Lake need repainting?

It depends on exposure, the surface, and how well it was prepared last time. Walls facing the lake or the afternoon sun wear first, and trim usually goes before siding. Rather than wait for peeling, have the exterior looked at every year.
