How we price a commercial job
The sheet shows what goes on your written price. The steps show when you pay.
What your written price shows
- The job
- The areas, surfaces and any phases, written as a scope of work
- Prep
- The order your areas are done in, and how your floors, furniture, equipment and access are protected
- Products
- The coatings the space needs
- What sets the price
- The size and condition of the space, prep, coating requirements, access, and scheduling.
- Your price
- Your fixed price, written in before we start
- What it covers
- The work written on it.
-
Step 1: Estimate visit
We come to your house and look at the job with you. Bring your partner if they're part of the decision.
-
Step 2: Fixed written price
You get a fixed written price before we start. Your deposit covers materials, and you get a receipt for it.
-
Step 3: The work
The work on your written price is done by our own W-2 painters, and we aim to leave your property cleaner than we found it.
-
Step 4: Final walkthrough
There's a punch list on every job, and we walk the project with you at the end. Then you pay the balance. Total-Care includes touch-ups for your first two years.

Painting during business hours that gets in the way of staff, customers or tenants.
-
A schedule nobody can plan around.

Commercial painting questions, answered
Can you work around our business hours?
It depends on the project and the building. At the on-site visit we go over your hours, access rules and deadlines, and plan the work to keep disruption down.
How do you protect furniture, equipment and customer areas?
Before painting starts, you and we agree on a protection plan for your space: furniture moved or covered, floors and equipment protected, work areas closed off, and the work done in sections around your operations. When an area is done, the protection comes off and it's put back before the next one starts.
Can you do the work in phases?
Often, yes. We go over priorities, access and timing at the on-site visit, and the phases go into the written scope of work.
How soon can you start?
We set your start date with you once you've signed the written price. If you sign at your home, Ohio law gives you three business days to change your mind, and we schedule your start after that. When we call to set up your estimate visit, ask where our schedule stands.
