What we see in Westlake homes

Westlake homes come in three generations, and we see all three: 1960s ranches and colonials, 1980s and 1990s houses with solid-oak kitchens, and newer homes still in builder-grade flat.

The oak kitchens are the job we're asked for most. We paint the cabinets rather than replace them.

We also paint for Westlake communities: clubhouses and pergolas, garage door frames that rot at the bottom, and a three-story senior building while the residents lived there.

How your price works

  1. Step 1: Estimate visit

We come to your house and look at the job with you. Bring your partner if they're part of the decision.

  2. Step 2: Fixed written price

You get a fixed written price before we start. Your deposit covers materials, and you get a receipt for it.

  3. Step 3: The work

The work on your written price is done by our own W-2 painters, and we aim to leave the place cleaner than we found it.

  4. Step 4: Final walkthrough

There's a punch list on every job, and we walk the project with you at the end. Then you pay the balance. Total-Care includes touch-ups for your first two years.

Westlake painting questions

Can you paint the oak cabinets and trim in our 1980s or 1990s house?

Yes. We clean and prep the oak, put on a bonding primer, then a hard enamel made for cabinets, not wall paint. That prep is what keeps the grain from showing through, and it's written into your price.

Can you take down the old wallpaper first?

Yes. We strip it, skim coat the wall where it needs it, then paint. Our wallpaper guide for Westlake walks through it.
